We carry out a free rental assessment on any property. We can offer advice should any improvements be made to achieve maximum rent or to ensure the property complies with current regulations.
We aim to value the property on the current market this way the house is attractive to tenants whilst still achieving maximum income.
Viewing of properties
We show tenants round properties, this way we meet them and the first point of contact us quite often gives us a good insight into each applicant. Viewings are throughout the day when you get the best natural light, however, we can also conduct viewings in evenings and at weekend to accommodate people who struggle to take time off work.
Tenancy application processing/refereeing
We use a number of referencing companies to carry out background checks any potential applicant (s).
Our management software is one of the best on the market and tenancies are checked by to ensure suitability.
Having an in-depth inventory safeguard the deposit should a claim be required for any damages caused.
These are required prior to us marketing any property. We can arrange these quickly and at a discounted rate.
Gas safety Certificate / Electrical certificate
This not only protects the tenant but also protects you as the landlord should anything go wrong.
All our deposits are registered with My Deposits.
We have an array of contractors and are able to offer a full maintenance service should you not have your own contractors. We are also able to project manage any refurbishment.
We carry out routine inspections for two reasons, to ensure that the house is being looked after and to check for any maintenance which may be required to ensure the house does not deteriorate (a small roof leak can turn into something much more serious).
A full inspection is carried out once a tenant has vacated and a full report is sent to the tenant and landlord. Any deductions to made against the deposit will be negotiated with the tenant.
